Resources
Useful before you are ready to hire anyone
Most people researching a move here are months away from needing an agent. This is the reading for that part.
Five subjects, three guides. No newsletter you have to escape from.
Where to start
- Relocating here — the relocation guide
- Comparing communities — areas and communities
- Selling and leaving — selling & moving
- Downsizing — downsizing, step by step
- A parent’s move — helping a parent move
Free guides
Three guides, one per route
Ask for whichever fits your situation and it comes by email. No instant download, because I would rather know who I sent it to and be able to answer a question about it.

Moving to Southern Utah Guide
A practical relocation guide: how the communities differ, moving logistics, utilities, what to check before committing to an area, buying considerations and local resources for the first fortnight.

Southern Utah Downsizing Checklist
Step by step through what to keep, sell, consign, store and donate — and when to prepare the home for sale relative to all of it.

60-Day Sell & Move Plan
A week-by-week plan from preparing the home through closing and move-in, with the move-out scheduled against the listing calendar rather than after it.
Pillar one
Moving to Southern Utah
Community comparisons, cost of living, new construction, what to know before relocating, and what different budgets buy in this metro. Written for people arriving from California, Nevada, Arizona and northern Utah, who are usually choosing an area before they have stood in one.
The core of this is already written: the relocation guide covers how to narrow the geography before you narrow the houses, and areas and communities sets out the metro community by community.
Pillar two
Downsizing
When to downsize, what to do with the furniture, storage between homes, downsizing checklists, and helping parents move. The recurring theme is that the house is the easy half and the contents are the hard one.
Pillar three
Sell + Move
When to start packing, decluttering for photographs, sell-first versus buy-first, closing gaps, temporary storage, and moving out of state. This is the pillar where the two halves of what I do overlap most obviously, because the listing calendar and the move calendar are the same calendar whether or not anyone treats them that way.
See selling & moving and how selling works.
Pillar four
Behind the Move
Moving-company insight that no agent who has not run one can give you: common mistakes, move-day timelines, closing delays, packing, and storage errors. The subjects this pillar covers:
- The mistakes that cost the most on move day, and which of them are decided weeks earlier
- What a move-day timeline actually looks like hour by hour, and where it slips
- What happens to a scheduled move when a closing is delayed at the last minute
- Packing advice from people who unpack the results — what breaks, and why
- The storage decisions people regret, and the ones that save a fortune
- How much a house of a given size really holds, which is the number most people get wrong
Pillar five
Southern Utah Life
Outdoor recreation, local businesses, parks, events, weather, day trips and the practical side of living here — the desert landscaping learning curve, what summer actually asks of a house, and the fact that everything in this valley is twelve minutes away.
Two notes on what this pillar will not do. It will not rank neighbourhoods by who lives in them — that is steering, and it is against Fair Housing law as well as being useless to you. And it will not publish a market statistic without a source, because a made-up median on a real estate website is the kind of number people make decisions on.

What is not here yet
This section is still being written
The five subjects above are the plan, not a claim that all of it is published. Rather than fill this page with links that go nowhere, here is the honest state of it: the main guides — relocation, areas, selling and moving, downsizing, helping a parent move — are written. The article library behind each pillar is not, and the three downloadable guides are delivered by email while they are being finished.
If there is something specific you want to know now, ask. That is faster than waiting for me to write it, and it usually tells me what to write next.
Want the guide, or an actual answer?
Ask for either. The form takes a minute and a person reads it.
