Four cities and around thirty communities inside them. A deliberately small list — the point of this site is to cover each one properly rather than to cover more places thinly.

What is worth comparing
Ignore the marketing names for a moment. Four things separate these communities in practice:
- Build era — mature streets or an active construction site
- The HOA — what it governs, what it maintains, what it forbids
- Lot — size, and what you are allowed to park or build on it
- Grade — elevation, view, driveway and drainage
The four cities
St. George, Washington City, Santa Clara, Ivins
Minutes apart, and genuinely different to own in. Population figures are city-proper and as of 2024.
St. George
The centre of the metro and by far the largest of the four, with a population of about 101,995 as of 2024. It spans everything from streets platted in the 1970s to subdivisions still under construction, which is why "St. George" on its own tells you almost nothing about a house — the community inside it tells you most of what matters.

Washington
Immediately east of St. George, around 32,348 people as of 2024, and the fastest-changing of the four in terms of new building. Coral Canyon, Sienna Hills and Green Springs sit here, along with much of Washington Fields.

Ivins
West of Santa Clara and up against the Red Mountain, around 9,998 people as of 2024. Larger lots and covenant-driven architecture are the theme, Kayenta being the clearest example of it in the county.

Two things to ask me rather than read
Where a table stops being useful
Age restriction. Several communities in this metro are commonly talked about as 55+ or active adult. Whether a specific community is legally age-restricted depends on its recorded governing documents and its status under the Housing for Older Persons Act, and I am not going to assert it for any community on a web page. Ask me about the one you are interested in and we will read its documents together.
Short-term rentals. Washington County zoning on nightly rentals is restrictive and varies by city, by community, and sometimes by phase within a single development — and a city that permits them does not override an HOA that forbids them. Nothing on this site states that any property can be rented nightly. If the numbers only work with rental income, verify it in writing for the specific parcel before you are under contract, not after.

Why ask me rather than a portal

Fourteen years of moving households in and out of these neighbourhoods produces knowledge that is not in any listing feed.
- Which gated communities require advance notice and a certificate of insurance before a truck comes through
- Which streets a full-size box truck cannot turn on, so a move has to be shuttled from the entrance
- Which floor plans have a stairwell that a king mattress will not go round
- Which lots sit low relative to a wash and are worth asking drainage questions about
- What a given square footage in this metro actually holds when it is packed
- Which driveways change the crew size, and therefore the cost, on a hot afternoon

This site stops at the metro boundary on purpose.
