Most agents hand you a list of movers. I have been the mover.
I have owned and run a moving company in Washington County since 2012. Fourteen years of that work means I have carried furniture through the front doors of most of the subdivisions in this valley — Bloomington, Little Valley, Coral Canyon, Kayenta, Washington Fields, Green Springs, The Ledges.
That leaves you with an agent who already knows which streets are a three-flight walk-up, which HOAs want a certificate of insurance before a truck comes through the gate, which cul-de-sacs a 26-foot box truck physically cannot turn around in, and what 2,400 square feet in Little Valley actually holds when you empty it into boxes.
None of that is a marketing claim. It is fourteen years of trucks and clipboards, and it is the reason I can plan the house and the move as one thing instead of two.

Choosing a neighbourhood from four hundred miles away
Buyers arriving from California, Nevada and Arizona are usually deciding on a community before they have stood in one. These are the differences that actually matter on the ground.

Build era changes everything
Bloomington and Green Springs are mature streets with grown-in landscaping and lots laid out when land was cheap. Little Valley, Divario and Desert Color are still being built. Same metro, completely different maintenance, HOA and utility picture.

The HOA is the fine print
Kayenta writes out lawns by covenant. Entrada and Stone Cliff are gated, which changes delivery, contractor access and guest parking. Read the CC&Rs before the inspection, not after.

Grade, wash and driveway
Elevated lots in Foremaster Ridge, Sienna Hills and Paradise Canyon buy you a view and cost you a driveway. Homes near a wash have drainage questions worth asking. I can tell you which, because I have driven a loaded truck up most of them.
Downsizing
Downsizing does not have to mean figuring out the sale, the move, storage and the furniture on your own
The hard part of downsizing is almost never the listing. It is the four thousand square feet of accumulated furniture that will not fit into eighteen hundred, and the fact that solving it normally means hiring an agent, a mover, a storage unit and a consignment store, and then personally making sure all four of them show up in the right order.
That is the sequence I can run as one plan: price and prepare the home, decide piece by piece what is coming with you, consign or donate what is not, store whatever has to wait for the closing dates to line up, and move the rest in.

Common questions
Do I have to use your moving company to work with you?
No. The moving side exists because it solves a real problem, not because it is compulsory. Plenty of clients use me purely as their agent, and some use the moving crews and never buy or sell anything. Take the parts you want.
I am relocating from out of state and cannot get there to tour. Where do we start?
With the shortlist, not the houses. Most out-of-state buyers lose weeks touring homes across communities that were never going to suit them. We narrow it to two or three communities first — on build era, HOA rules, lot size, elevation and how far you actually want to drive — and then look at what is for sale inside them.
Can you handle both sides if I am selling one home and buying another?
Yes, and the gap between the two closings is the part worth planning first. Storage exists precisely for the weeks when the sale funds the purchase but the dates do not overlap cleanly.
