Why I work this way

My job is to make the whole move work, not just the transaction

I did not become a REALTOR® and then happen to own a moving company. It went the other way round, and the order matters.

I started moving people in Washington County in 2012. Fourteen years later I have been in thousands of Southern Utah homes on the worst day of the process — the day everything comes out of the cupboards. You see things from there that you cannot see from a listing appointment.

You see the family whose closing moved by nine days and who now have a truck booked, a house full of furniture and nowhere to be. The couple downsizing who did not realise until the load was on the truck that the dining set they had eaten at for thirty years was not going to fit anywhere in the new place. The buyer who chose a beautiful home three flights up because nobody mentioned the stairs. The people who left good furniture on the kerb at eleven at night because they had run out of options.

None of that is a real estate problem in the way the industry defines it. All of it is what people actually mean when they say a move was awful. So when I moved into real estate I built the practice around solving the whole transition rather than the paperwork in the middle of it — because I already owned the businesses that handle the rest, and it seemed strange not to use them.

The unfair advantage, plainly

Fourteen years of moving experience — not fourteen years of listings

Worth being precise about: the fourteen years is the moving company. My real estate tenure is shorter. But the moving years are what make me useful, and here is the specific form that takes.

  • I have carried furniture into most of the subdivisions in this valley — Bloomington, Little Valley, Coral Canyon, Kayenta, Washington Fields, Green Springs, The Ledges, Desert Color
  • I know which HOAs want notice and a certificate of insurance before a truck reaches the gate
  • I know which cul-de-sacs a 26-foot truck cannot turn on, and which driveways change the crew size
  • I know which floor plans have a stairwell a king mattress will not go round
  • I know what a given square footage in this metro actually holds once it is in boxes
  • I know which streets sit low enough to be worth a drainage question
  • And I know what a move costs, because I quote them — so the number I give you is not a guess

Local, properly

About twenty years here, and family here long before that

I grew up in Santa Clara — the one in California — and spent my childhood visiting this one. Grandparents, aunts, uncles and cousins were all in St. George, so I was here constantly long before I lived here. I have now lived here for the best part of twenty years.

That is a slightly different thing from being an agent who moved to a growing market and learned it. I watched Washington Fields fill in. I remember what was desert. I have opinions about the roundabouts.

I am married to Miranda and we have six children, which means I have carried a good deal of furniture up my own stairs as well as everyone else’s. Outside work I make music with my kids, skateboard, and get out hiking — which in this county is less a hobby than a side effect of living here.

These are not referral partners. They are operations I own, which is why I can commit to a date rather than pass on a phone number.

How I work

Three things worth saying out loud

Nothing is bundled. The moving side is available, not compulsory. Plenty of clients use me purely as their agent. If another mover suits you better, use them — I would rather that than have you feel boxed in by the person selling your house.

I will tell you the unflattering version. Including when a house is a bad idea, when a renovation will not return what it costs, and when the honest valuation is lower than you were hoping for. That is more useful than agreement.

I will not guess at things you could act on. Whether a community is legally age-restricted, and whether a particular property can be rented nightly, are questions with real financial consequences and documented answers. I will go and read the documents rather than tell you what everyone says.

The moving company has years of reviews behind it. They belong to the moving company, and putting them on a real estate site as though they were reviews of my work as an agent would be misleading — so they are not here.

The real estate testimonials are being collected properly, from people who have actually bought or sold with me. When they exist they will appear here with names attached. Until then this space stays empty, which is the only honest option.
